The
main camp is located in the northern wilderness at 70 ° 13' W, 50 ° 39'
N, with two satellite camps on a plateau at a higher elevation.

are six cabins & a lodge on Lac Perdu (the BIG Lake). Also many out
buildings including a new large garage and workshop and a sawmill. It
takes well over two days to see it all by motorboat. There are over 100
additional lakes on the property, all accessible by hiking, canoeing and
portage, etc. The fishing on the lakes is excellent for catching
northern pike and lake trout.
We are
the perfect location for the Eco Adventure Wilderness traveler. Peace
and quiet are the first things you'll notice once the floatplane flies
off into the horizon. The only sounds you will hear are the loons
singing in the evening and the wolves calling at night amongst the
Northern Lights for a backdrop. The lakes are surrounded by wilderness.
The peak at the northern end of Lake Perdu has never been climbed, there
are rivers that have never been canoed, lakes that have never been
fished, and all the forest has not yet been explored.
Lakes
Caroline & Trois lles the two satellite camps make up an unbelievable
brook trout fishery; you can fish streams, grassy flats and the lakes.
All are loaded with trout that will see their first fly when you present
it to them. With only one cabin on the entire lake, it's just another
one of your own private lakes. The brook trout are plentiful and eager
to attack your flies. They are very lightly fished, definitely not hook
shy. The colors are fluorescent due to the high tannin content of the
cold northern water. Both the Caroline & Trois Iles systems have miles
of streams; if you hike a few miles I can guarantee that you will be the
first person ever to fish those waters. Most people won't make the
hike because they don't need to; the fishing is too good everywhere.
Here
are answers to your questions & the next 100 questions you will probably
have.
There
are 66 deeded square miles in a 150 mile square area. However, if you
were to heavily utilize the territory we now have the Canadian
government would lease you the additional property we have been told.
So more land and lakes would be available to you if you needed them.
But what we have is more then sufficient and there really isn't any
reason to take on what is in between and pay more in taxes for something
that you don't need.
Cabelas has us in their catalogue as a distinctive fly fishing
destination. I don’t believe they have any other outfitters in Quebec.
The
fishing is so good and the area so beautiful & pristine. There is a
6,000' flat area that a runway could be built on. With your own runway
the cost of float planes and bringing in supplies would be substantially
reduced. In addition it would make it more accessible and appealing to
people from all over great distances away. They would be able to fly in
directly from Montreal or Quebec City. People from all over the world
have been here but with your own airstrip it would make if far more
convenient to attract a lot more people.
There
are dozens of beautiful sandy beaches. The one beach at the end of the
lake is an excellent location for a beautiful lodge. You have mountains
behind and on the side of you & 8 miles of lake in front of you with 14
miles of lake to your right. The sandy beach is at least a half-mile
long and even has a stream behind it for a water supply. The
possibilities are endless.
There are Moose, Black Bear & Timber Wolf hunting if you don’t want to
just stay with fishing you could expand the outfitter type business. You
are allowed to kill the male, female or the calf. But you need 2
licensed hunters per moose kill. There is a hold on Caribou hunting
right now. If you wanted to do hunting trips it would increase your
revenues as well.
New
freezers, boats, toys, generators, etc. We just completed a large new
garage storage area. Fisherman think our cabins are wonderful compared
to other places they have been. They are clean and have a kitchen, heat
and a toilet.
In
Quebec all the land is leased. It is all crown land.
If the government were to sell land you wouldn't be
able to afford to buy 66 square miles with 108 private lakes and 22
rivers and streams. But they won’t ever sell any of the crown land.
It's a great deal getting so much exclusive land for that amount.
So what you are buying is the business, cabins,
equipment etc., with the exclusive rights to the entire property.
Exclusive rights are the KEY. No one else can ever land on our lakes
or fish our waters. That is why exclusive rights are so important.
Lease rights are also hard to come by. So an area this big with
exclusive rights is a rare and valuable find.
Air
Saguenay is planning on putting in an airbase half way closer to Lac
Perdu. So that will greatly reduce the airfare.
From
Europe or the US you would fly into Quebec City and from there it is a
5-hour drive up to Lake Margane the floatplane base that I mentioned
above. You could also charter a small plane and land at an abandoned
airstrip about 15 minutes from the floatplane base. Then Air Saguenay
would send someone to pick you up.
